Reserve accounts: The Envoy is a unique financially responsible property that unlike many Condominiums maintains a healthy reserve fund to pay for known future capital expenditures such as roofing, air conditioning, repainting  repaving and other replacement refurbishment and repair needs.

As an example, in recent years we have replaced our common area Air Conditioning system at $300,000. repainting the exterior of the building at $270,000. replacing carpeting and repainting interior spaces for $215,000 refurbishing and repaving our parking areas and paving the front entrance at $170,000 and other similar large expenditure items... all paid for from our reserve account and WITHOUT any special assessments from our owners or directed increases in the Condo fees. Few if any Condos in the Lands of the President can claim this!
